Most people are not aware of the ups and downs of the real estate market. They also are not aware of what to do to maximize the profits on the sale of their home. Because you rely so much on the efforts of a real estate agent to generate maximum profit for you, doesn’t it make sense to list your home with the real estate agent that will produce the maximum profit for you?

There are several things you can do to evaluate the qualifications of a good real estate agent. You want to work with a professional agent that will best meet your needs. It is important for you to work with someone you trust and that will sell your home for top dollar. Here are a few suggestions on how to accomplish that goal.

First, you must do a little homework. Find out who are the most active realtors in your market. Ask friends, co-workers, relatives and neighbors for referrals. Write down a list of each agent. Learn as much as you can on how the agent markets his/her listings.

Call each agent on your list. Find out how quickly they return your call. Although this may seem like a simple matter, keep one point in mind. This agent will also be returning calls to your potential homebuyers. Are the prompt? Are the courteous? Ask a few questions over the phone to determine if you want to have a personal interview with the agent.

For those agents you meet face-to-face, be prepared to ask some very important questions. Ask them exactly how they plan to market your home. They should give you a 30-Day Marketing plan. This plan should include everything from title to escrow. You need to know exactly what services to expect from your agent. The very best real estate agents have already established good relationships with lenders, inspectors, title companies, vendors, etc.

Ask your agent for a detailed report on ideas for improving the value of your home. A good agent will tour your home and make careful notes prior to making recommendations to you. Remember, a few good changes or repairs in your home can add huge value to your selling price. Remember, your agent should educate you on every phase of the sales process.

Make sure that all potential buyers are qualified to purchase your home, prior to showing it. Your realtor should screen out unwanted and unqualified buyers. Your time is important.

Ask your agent to complete a report showing you the cost and fees for selling your home and exactly how much money you can expect to make when you home sells.

Request a detailed step-by-step marketing plan from your agent. You need to know how your home is going to be marketed and sold. What type of advertising will they use? Does the agent offer 24/7 advertising? How does he track leads? Will your home be placed on the internet? Will there be a tour available for people to view? Do they contact leads? Do they have a direct mail campaign in place? Do the marketing strategies appear to be professional? These services are available and you want to use as many of them as possible as part of the marketing plan.

You should insist that all advertising be professional and well written. They should be advertising, at a minimum, on the multiples listing service (MLS), in a home magazines, on the internet and with yard signs.  The quality of the advertising will directly affect the perceived value of your home/

In summary, there are four things that impact the profit to your home: the location, the condition, the price and the marketing strategy. You cannot change the location of your home, but you can impact the condition, asking price and marketing strategy.

Choose your real estate agent wisely. A good full-time professional real estate agent will meet or exceed the suggestions listed above if you are going to maximize your profits on the sale of your home.
