Unfortunately, many home sellers don’t help themselves when selling their home. They make mistakes that delay or prevent their home from being sold quickly and for maximum profit. This report identifies nine mistakes every home owner should avoid in order to sell their home quickly and profitably.

Most potential home buyers will drive by your home before they ever ask an agent to look at it. What is their first impression? If the buyer doesn’t like what they see, they will probably never go inside… no matter how nice the interior may look. Many sales are closed because the buyer liked the appearance of the home from the outside. This is called curb appeal. Ask your real estate agent what you can do to make your home more attractive to buyers, and then follow those suggestions.

Mistake #2:  Only Showing Your Home when it is Convenient for You

The majority of buyers look for homes after work and on the weekends. This may not be convenient for you as the seller. Remember, no one wants to feel like they are intruding on you. Plan ahead and make it easy for people to tour your home. Keep your home as orderly as possible and plan time to be away from your home while it is being shown. Although a last minute showing is not convenient, it may be the last buyer that will see your home before buying it.

Always be honest with your real estate agent and potential buyers concerning any problems you are aware of in your home. Most buyers request that a home inspection be done as part of the offer to buy the home. A good home inspector is very good at finding problems. If he finds too many problems, it will kill the deal. It is better to take care of any problems you may know of up front rather than loose a sale or face a potential lawsuit in the future. Many problems can be fixed quickly and inexpensively.

When you’ve been living in a home for a period of time, clutter doesn’t bother you. Although buyers may tolerate a mess in their own homes, they are looking for a home that is well maintained and spotless. Buyers look at repairs as an additional expense. If they decide to purchase a home that needs several repairs, they will negotiate for a lower price. The bottom line is clean, de-clutter and fix up small items in the home to maximize your profit.

Mistake #6:  Making Explanations (Excuses) to Buyers during Showings

Most homebuyers don’t feel comfortable when the homeowner is present. If you have to be in the home, go to a remote room and stay there. Mistake #8:  Failure to Plan Your Move, Before Your Home sells.

Moving is a big deal. Most people don’t pay enough attention to moving before their contract is signed. If you wait till the last minute, you can become overwhelmed very quickly. Be sure to take an inventory of all your belongings so that you know everything has arrived properly at your new home.
