How to Sell Your Home for Top Dollar

Selling you home for the highest price possible is the goal for every seller. This can realistically be accomplished if you make the right changes before putting you home on the market. These small changes don’t have to be expensive. However, they can make your prospective buyer feel that your home is bigger, warmer and more desirable. They will feel that your home has more room, light, closet space, privacy, warmth and security. The bottom line is that you want to increase the emotional appeal of your home to potential buyers.

Remember, you never have a second chance to make a good first impression. The first thirty days your home is on the market are critical. You will have more potential buyers see your home. The small things you do can make thousands of dollars in difference to your bottom line.

For example, if you have a small crack in the wall, take some plaster and repair it. Then touch it up with paint. When a home appears well maintained, the value increases in the eyes of the buyer. There are several things you can do to make your home show well and produce top dollar when it sells.

Use pictures and mirrors to add variety to your home. Mirrors give the feeling of increased space when used in the right place. Make sure the frames are in good condition and then place mirrors around your home. Just be cautious and don’t over do it.

If necessary, get a profession to give you an estimate and description of what is needed to restore your floors. If you have carpet, have them cleaned. It is easier to negotiate from a point of strength. Too many people want to discount their price in order to give the buyer money to do the fix up. As a seller, you will always loose money. If the buyer’s mindset is to get as cheap of price as possible on your home, you will never sell for top dollar.

Flowers and indoor plants give the home a feeling of warmth. These plants are not very expensive, but will add significant value to your home. Use attractive pots to add color and design to your home. Hanging plants such as Boston ferns are cheap and easy to care for. Besides, they will look great in your new home.

Clean your bathroom carefully. A coat of fresh paint will do wonders. Repair any decorative molding or tile grout. Consider putting in a new faucet and showerhead. Don’t forget to remove all your personal items from the top of the counter. De-clutter, de-clutter, de-clutter. Remember that nice hotel bathroom you stayed at? It had lots of room on the counter. There were very few personal items. By following this same pattern, you allow potential buyers the opportunity to imagine themselves in your home.

The bottom line is to clean, de-clutter and move all items you’re not presently using out of the home. You want it to appear as large, clean and neat as possible.

Besides cleaning and dressing up your home, there are other items that will impact the value of your home. There are many legalities, contracts and inspections that are necessary to sell your home. These are just as important as the overall appearance of your home.

One of the most important factors you will face in selling your home is establishing the proper asking price. If you price the home too high, you will help sell other homes in your neighborhood. It will also minimize the number of showings and offers you receive on your home. Homes priced too high encourage low ball offers or no offers at all. Knowledgeable real estate agents will hesitate to show your home. In the long run, you will get less money for your home than if you had priced it properly to begin with. Keep this point in mind… The more people that tour your home, the more money you will get when you sell your home.

The easier you make it for them to show your home, the more money you will make. Make it easy to get an appointment and easy to get into your home. If you will be in the home during the showing, go to an outside room out of the way or take a walk. Do not walk with the potential buyers through your home. Let the real estate agent do his/her job. Many people think it is their responsibility to accompany people through their home. This can be a major mistake. If you happen to say something to the potential buyer about having to move quickly, you will get a lower offer on your home. Again, if at all possible, you should leave your home. You don’t want to give any information to a potential buyer that would lower the offering price.

Finally, it is very important for you as the seller to disclose any problems with the home. You can get professional help to fix any problems. Most home buyers ask for an inspection of the home as part of their offer. A good home inspector will find any problems you have in the home. It is better to take care of them up front. This will only reaffirm in the mind of the buyer that your home has been well maintained. That means you will get more money. If a buyer knows that there are several problems with the home, you can expect a lower offer or no offer at all on your home.
