Forty-Two Ways to Easily
Increase the Value of Your Home!

If you want to make your house look better or you’re serious about selling your home for Top Dollar, review these 42 tips to easily increase the value and appearance of your home for potential buyers.

EXTERIOR:

1.   Painting the outside of your home will make it look cleaner and years younger.  If you’ve recently painted, paint the trim again. The fresh smell of paint shows the buyer that you have worked to prepare the home for sale.

2.   Trim all your shrubs.

3.   Park extra cars down the street. Never leave them parked in the driveway.

4.    Sweep your sidewalks, patios, and front walkway. You want to make a good first impression.

5.    Put away all toys, skateboards and bicycles. De-clutter the yard.

6.    Remove any outside furniture that is rusted or worn out.

7.    Remove firewood away from the house.  If you have a termite inspection, firewood stacked next to the house might be listed as conducive to termite infestation.

8.    Check your roof for appearance and condition.

9.    Mow your lawn frequently. 

10.   Weed your flower bed and plant flowers.

11.   Check and clean all windows. Fix any broken panes.

12.   Remove pets from the home when someone is looking at your home. Not everyone is an animal lover.

13.   Clean up oil stains on the driveway.

14.   If necessary, paint your garage with latex floor paint. It will take years off the appearance of your garage.

15.   Only water your yard between 11 pm and 4 am to avoid water being tracked inside the home.

16.   Put your trash cans out of site and away from walkways.

17.   Clean your gutters.

18.   Repair or replace sprinkler heads so that the yard doesn’t develop brown spots.

 INTERIOR:

19.   De-clutter and de-personalize the inside of your home. First, you want it to appear as large as possible. Second, you want the buyer to visualize themselves living in the home.

20.   Clear the kitchen counters. Put away all dishes, toasters, blenders, etc. This will give the appearance of a much larger kitchen.

21.   Organize the laundry room.

22.   Clean and put away all clothing.

23.   Clean the bathrooms very carefully. They should sparkle.  If the shower curtain is worn, buy a new one. De-clutter the bathroom counter tops and put away all personal items.

24.   Clean and vacuum all floors.

25.   Make the beds. Use your very best linen. Add a throw pillow.

26.   Remove all clothes and article from chairs or floors.

27.   Remove unnecessary furniture.  This will make your rooms appear larger.

28.   Make sure all appliances, air conditioner and heater are in perfect working order.

29.   Seal or calk windows, tubs, showers and sinks.

30.   Clean ashes from the fireplace. Spray to remove in unpleasant odors.

31.   Open drapes and blinds, and turn on all the lights. This will give the home the appearance of being much larger and inviting.

32.   Remove non essential clothes and shoes so closets appear larger.

33.   Remove anything that gives the appearance of clutter.

34.   Remove potentially offensive pictures, posters or paintings.

35.   Put toys away in the kids’ bedrooms.

36.   Remove any valuable vases, figurines or artwork that could accidentally get knocked over.

37.   Place fresh flowers and plants throughout the home.

38.   Keep pet areas clean and odor free. Remove all pets from the home when showing it to prospective buyers.

39.   Remove jewelry, cash, and prescription medication out of sight and out of reach.

40.   Remove any extension or phone cords that might cause a walking hazard.

41.   Make sure that the temperature inside your home is comfortable during showings.

42.   Never leave jewelry or any other valuables out while showing. Put them in a safe deposit box.
