Five Reasons Why
Your Home Didn't Sell
How often have you heard
that what makes a home sell is location, location, location? Although that sounds great, it’s not completely
true. There are five factors that impact the sale of your home. Your home will sell the first time you list it
if these factors are all in place. Let’s review five reasons why your home didn't sell.
Factor # 1
LOCATION
The location of your home
cannot be changed. It is what it is. In the eyes of the buyer, a home on a busy street, close to power lines or
next to a commercial building or school is less desirable.
On the other hand, homes
in a quite cul-de-sac, with exceptional views and fewer neighbors are more desirable. However, keep in mind…
what is the ideal place for one buyer is not the ideal location for another.
Factor # 2
PRICE
The asking price of your
home is the most important marketing issue you and your real estate agent will address. You want to get as much
money as possible. However, if you list your home too high, you will actually help sell other homes in your
neighborhood. Over pricing your home causes four problems.
First, it will increase
the time your home is on the market and in reality will decrease the market value of the home.
Second, buyers who could
afford your home will not see it because they think it is out of their price range.
Third, buyer who do look
at your over-priced home will purchase a larger home in the neighborhood for approximately the same
price.
Finally, you will receive
more low offers or no offers at all. Remember, if you over-price your home, the chances are much greater that
you will end up selling it at a price lower than its actual value.
Factor # 3
CONDITION
Buyers expect to get the
most home for their money. Buyers will pay top dollar for a home that is in immaculate condition. Consult with
your real estate agent on what you can do to present your home to buyers at top dollar. A few minor changes or
repairs can make your home show at its best.
Factor # 4
MARKET
There are three types of
real estate markets. Recognizing which market you are selling in will make a huge difference on how you approach
the sale of your home.
A sellers market is where
there are fewer homes than buyers. This drives up the selling price of a home.
A normal stable market is
where there are an equal number of buyers and homes for sale. The prices of homes will remain
stable.
A buyers market is where
there are more homes for sale than buyers. This market causes the price of homes to decline.
Factor # 5
AGENT
Any real estate agent
will get excited about listing your home. However, many agents use old marketing plans or no plan at all. Many
work part-time and therefore you miss out on the best buyers. You should choose an agent with experience in
listing and marketing homes for sale. He/she should use technology to market your house world wide 24/7. You
should carefully review a comprehensive market analysis of the homes in your area. Your agent should offer a
step-by-step 30 Day Marketing Plan to sell your home for the highest possible price in the quickest
possible time frame.
Working with a full-time professional real estate agent is a must. Choose your agent by asking questions of him or
her. Find out how knowledgeable they are about houses currently for sale in your price range and also of houses
that have recently sold. Does your agent work with a good lender that can assist your new buyer to obtain
financing? A good listing agent can get your house sold quickly at TOP DOLLAR and help you find a
new home.
