The location of
your home cannot be changed. It

The asking price

you list your home too high, you

First, it will

on the market and in reality
will decrease the market value

not see it because they think it

will purchase a larger home in
the neighborhood for
approximately the same price.
Finally, you will
receive more low offers or no
offers at all. Remember, if you
over-price your home, the
chances are much greater that
you will end up selling it at a
price lower than its actual
value.

CONDITION
Buyers expect to
get the most home for their
money. Buyers will pay top
dollar for a home that is in
immaculate condition. Consult
with your real estate agent on
what you can do to present your
home to buyers at top dollar. A
few minor changes or repairs can
make your home show at its best.
Factor # 4
MARKET
There are three
types of real estate markets.
Recognizing which market you are
selling in will make a huge
difference on how you approach
the sale of your home.
A sellers market
is where there are fewer homes
than buyers. This drives up the
selling price of a home.
A normal stable
market is where there are an
equal number of buyers and homes
for sale. The prices of homes
will remain stable.
A buyers market
is where there are more homes
for sale than buyers. This
market causes the price of homes
to decline.
Factor # 5
AGENT
Any real estate
agent will get excited about
listing your home. However, many
agents use old marketing plans
or no plan at all. Many work
part-time and therefore you miss
out on the best buyers. You
should choose an agent with
experience in listing and
marketing homes for sale. He/she
