How to Get the Details of Your
Credit Report

Everyone that has a bank account, credit card, car loan or mortgage will have a credit report or credit rating. The information about your credit ratings comes from these companies. In addition, there is information from public records such as tax liens, judgments, lawsuits and bankruptcies that provide information that affects your credit rating. Your credit rating is very important when making a big purchase such as a new home. You need to know your credit rating, how it is derived and what affect it has on your ability to obtain a loan to purchase your home.

A credit report normally consists of five sections:

  • Your personal credit history.

  • Anyone that has reviewed your credit history.

  • Information you’ve given to the credit company.

  • Identification information specific to you.

  • Explanatory notes and comments.

Every state is different requirements. It’s critical that you find out what requirements apply to your specific state. The three major credit reporting agencies are 1) Trans Union, 2) Experian and 3) Equifax. The credit score these companies report will normally be a little different. When you apply for a mortgage loan, the lender will look at all three reports to determine your credit worthiness.

Ask your realtor to recommend a reputable mortgage lender that provides outstanding rates and service. The lender will be able to get your credit report quickly and easily. Together, you can review it. If necessary, a good lender will give you suggestions on how to make your credit rating better. Take careful notes and follow through on the recommendations. It can save you literally thousands of dollars over the term of your mortgage.

Choose your real estate agent wisely.   Working with a full-time professional real estate agent is a must. Ask questions of your agent.  Find out how knowledgeable he or she is about houses currently for sale in your price range and also of houses that have recently sold.  Can your agent recommend a good lender that has the reputation of excellent customer service and low rates?  Does your agent ask questions of you to have a full understanding of what you are looking for to help you get the most home for the money?
