What is a Buyer’s Agent?

Many people are
not aware of what a real estate
buyer’s agent is. Simply stated,
a buyer’s agent is a real estate
agent that represents the
consumer who is purchasing a
home or property. This agent has
the responsibility to represent
and protect the interest of the
buyer. They have a fiduciary
responsibility to be trustworthy
and loyal to the homebuyer. The
buyer’s agent has the complete
buyer’s interest in mind
throughout the entire real
estate transaction.
A buyer’s agent
is paid by commission at the
close of the transaction. This
commission is paid through a
negotiated fee with the buyer or
by the buyer’s commission based
on the sales price of the home
or property. Prior to viewing
properties, it is very important
that the consumer discuss the
buyer’s agent commission up
front and agree to the terms.
Normally, there is a written
agreement of contract used to
clarify the compensation and
responsibility of each party
throughout the real estate
transaction.
In some states,
laws have already been enacted
by the legislature to protect
the buyer to the point that
without a written agreement, the
real estate agent represents the
seller throughout the complete
transaction. Be sure to discuss
this with your real estate agent
in detail before you begin
searching for homes or property
to purchase.
There are many
advantages to using a buyer’s
agent. Your buyer’s agent will:
-
Help you
evaluate your specific needs
and wants. Then, he/she will
help you locate properties
that fit your needs.
-
Help you view
properties of interest.
Often, this may be on a
computer. This can save you
a lot of time and effort.
Then, when you decide which
properties you want to
actually see, he/she will
accompany you to view those
properties.
-
Once you have
an interest in a property,
your buyer’s agent will
research the property to
help identify any problems
or issues that may exist. An
informed buyer is a wise
buyer. You need to get as
much information as possible
before making an offer on a
property.
-
Present your
purchase offer to the
seller’s agent. As your
representative, he/she will
negotiate and work for you
as if you were present to
help you get the best
possible price for your
purchase.
-
Review and
consult with you on all the
legal documents involved in
the real estate transaction.
He/she will carefully
explain, in layman’s terms
any legal descriptions of
items that are not clear.
-
Assist you in
getting financing for your
purchase. He/she can
recommend a competent and
trustworthy lender.
-
Have a
resource list of potential
vendors to help facilitate
your move. This will include
home inspectors, movers,
attorneys, etc.
When you work
with a good buyer’s agent, you
will have the peace of mind to
know that you are represented by
a trusted and reliable real
estate agent throughout the
entire transaction.
Choose your agent
wisely.
Working with a full-time
professional real estate agent
is a must. Ask questions of your
agent. Find out how
knowledgeable he or she is about
houses currently for sale in
your price range and also of
houses that have recently sold.
Can your agent recommend a good
lender that has the reputation
of excellent customer service
and low rates? Does your agent
ask questions of you to have a
full understanding of what you
are looking for to help you get
the most home for the money?
Do you have
questions or need advice you can
count on or just want to discuss
this further?
